What is El Encanto?
El Encanto is a 450 acre gated community in San Juan del Sur, Nicaragua. The development is organized into four phases, each with unique advantages. Whether you are seeking the shortest drive to the beach or a more secluded lot, a view over San Juan, or one over the Pacific, El Encanto has a place for you.

Where is El Encanto?
El Encanto is located 3km north of town in San Juan del Sur, Nicaragua, a popular tourist destination with amazing seafood and world-class waves. While Nicaragua has a culture of its own, it shares many similarities with Costa Rica. All residents will be connected to town by well-maintained roads, with all the utilities needed (power, water, and high-speed internet), 9km of trails for hiking, horseback riding, and mountain biking trails thread through the 40% of El Encanto that will remain undeveloped for conservation purposes.
El Encanto residents also receive exclusive access to the renowned TreeCasa Resort pool and bar and enjoy discounts at the TreeCasa Restaurant, which boasts a unique farm-to-table menu uniting local and global cuisines. The resort also hosts yoga classes, musical performances, and other events for residents to attend at discounted rates.
Property Dues and Fees
The AMF (Annual Maintenance fee) is $1,020 per Lot and that helps pay for twice a year road maintenance, security at our gates, lot clearing on unimproved lots, and maintenance of our spacious green areas and trails. We have decided not to build a separate Clubhouse as we now have our TreeCasa resort and its amenities for our property owners. Access to TreeCasa grounds and pools are included in ownership (non-guests and non-owners need to pay a day-use fee). Owners also receive discounts on food and beverage.
Is El Encanto safe?
San Juan del Sur is one of the safest cities in Nicaragua and Nicaragua is one of the safest countries in Central America. And to add another layer of safety for our residents, El Encanto has manned gates and 24/7 security at both entrances.
